Best Boiler for 4-Bed House in MK 2026
TL;DR
For most 4-bedroom houses in Milton Keynes — especially those in Tattenhoe, Whitehouse and Broughton with two bathrooms — a system boiler plus a 180-250 litre unvented cylinder is the right setup. Top picks for 2026: Worcester Greenstar 8000 Life, Vaillant ecoTEC Plus 937 system, Baxi 824 system with Megaflo cylinder, Ideal Vogue Max system. Expect £3,200-£5,500 installed. A 35kW+ combi is only viable in 1-bathroom 4-beds with strong mains pressure.

Four-bedroom houses are where boiler choice gets serious. The wrong setup means cold showers when two people are running water at once, or a £200+ annual gas bill premium because the boiler is poorly matched to the demand. The right setup runs for 15-20 years with two showers, the kitchen tap and a dishwasher all happily on at the same time.
In Milton Keynes, 4-bed properties are concentrated in the newer estates — Tattenhoe, Whitehouse, Broughton, Wavendon Gate, parts of Newport Pagnell — and in the village fringes around Woburn Sands and Olney. Most of these have two or three bathrooms, which fundamentally changes the boiler maths.
Combi or System Boiler for a 4-Bed?
Short answer: system boiler, in most cases.
A combi heats water on demand from the cold mains. That works brilliantly in 1-bathroom homes, but in a 4-bed with an ensuite and a family bathroom, you'll regularly run two outlets at once. A combi simply can't deliver enough hot water to both — when one shower starts, the other drops to a trickle.
A system boiler with an unvented cylinder doesn't have that problem. The cylinder stores 150-300 litres of hot water under mains pressure, so you can run two strong showers indefinitely. The trade-off is a slightly higher install cost and the space taken up by the cylinder (usually in an airing cupboard).
The exception: a 4-bed with one bathroom and a downstairs WC can still happily use a high-output 35-38kW combi, provided your mains pressure is strong (>1.5 bar) and flow rate is good (>15 lpm). For more, see our combi vs system comparison.
Can a Combi Really Run Two Showers?
It's the most common question I get on 4-bed quotes. The honest answer: no, not properly. Even a 38kW combi will deliver maybe 14-16 litres per minute of hot water. Split between two showers, that's 7-8 lpm each — about half what most people consider a "good" shower. So if you're hoping a high-end combi will save you the cost of a cylinder, manage your expectations.
What Cylinder Size Do You Need?
Cylinder sizing for an unvented system goes by household size and bathroom count:
- 2-3 people, 1 bathroom: 120-150 litres
- 3-4 people, 2 bathrooms: 170-210 litres
- 4-5 people, 2-3 bathrooms: 210-250 litres
- 5+ people, 3+ bathrooms: 250-300 litres
For a typical 4-bed family home in Tattenhoe or Whitehouse, a 180-210 litre Megaflo or Telford cylinder is the standard fit.
Top 4 System Boilers for a 4-Bed House in 2026
1. Worcester Greenstar 8000 Life System
The premium choice and the one I fit most often in larger MK homes. Available 12kW-30kW (the 24kW and 30kW are the relevant outputs for 4-beds). A-rated, 12-year warranty when installed by a Worcester Accredited installer with a system filter. Around £3,500-£4,200 installed (boiler only — add £1,000-£1,400 for an unvented cylinder).
2. Vaillant ecoTEC Plus 937 System
Vaillant's flagship system boiler. A-rated, up to 12 years warranty with an Advance installer. The 937 has the widest modulation range of any system boiler in its class, which means it doesn't short-cycle in mild weather. £3,200-£3,900 installed.
3. Baxi 824 System + Megaflo Cylinder
Baxi system boilers are the best mid-range option. The 824 is a 24kW system boiler with a 10-year warranty, around £2,800-£3,200 installed. Pair it with a 180L Megaflo unvented cylinder for an extra £1,000-£1,200 and you've got a full setup for £3,800-£4,400 — about £600-£800 cheaper than the Worcester equivalent and not noticeably worse in day-to-day use.
4. Ideal Vogue Max System
The Vogue Max is Ideal's premium range and a step up from the Logic Max. 10-year warranty, A-rated, with a quieter fan and better internal layout than the Logic. £3,000-£3,500 installed. A solid choice if you want British-made at a competitive price.
4-Bed Boiler Sizing Table
| Property | Bathrooms | Occupants | Recommended Setup | Cylinder Size | Boiler kW |
|---|---|---|---|---|---|
| 4-bed detached (Tattenhoe, Whitehouse) | 2-3 | 4-5 | System + unvented cylinder | 180-210L | 24-28kW |
| 4-bed semi (Broughton, Newport Pagnell) | 2 | 3-4 | System + unvented cylinder | 150-180L | 24kW |

| 4-bed character home (Olney, Woburn Sands) | 2 | 3-4 | System + unvented cylinder | 180L | 28-32kW |
| 4-bed, 1 bath (rare, older builds) | 1 | 3-4 | High-output combi | N/A | 35-38kW |
Mains Pressure in Milton Keynes
For an unvented cylinder, you need a mains pressure of at least 1.5 bar and a flow rate of 20+ lpm — most MK properties test fine for this. Anglian Water typically delivers 2-3 bar across MK, with newer estates like Tattenhoe and Whitehouse on the higher end. Older Wolverton or Bletchley properties can run lower; in that case, an unvented cylinder still works but you may need a mains booster pump (£400-£600).
Before any unvented install, your engineer should do a pressure and flow test. If your installer hasn't asked about mains pressure on quote day, that's a red flag.
Cost of a New Boiler for a 4-Bed in MK
- Combi swap, 1 bathroom: £2,400-£3,000
- System boiler + new unvented cylinder: £3,800-£5,500
- Conversion from open vent to unvented system: £4,500-£6,500 (includes removing old tanks, pipework, cylinder)
That should always include: new boiler, cylinder, full G3-certified unvented install, power flush, magnetic filter, expansion vessel servicing, smart thermostat compatibility, Gas Safe certificate, Building Control sign-off, and a Benchmark book.
What About Underfloor Heating?
A lot of newer 4-bed builds in Whitehouse and Wavendon Gate have wet underfloor heating on the ground floor. System boilers work brilliantly with UFH — they handle the lower flow temperatures well and pair neatly with manifolds. If you're upgrading a property with existing UFH, mention it on quote day so we can spec the right system pump and controls. See underfloor heating services.

Frequently Asked Questions
Combi or system boiler for a 4-bedroom house?
A system boiler with an unvented cylinder is the right answer for almost all 4-bed houses, especially those with two or more bathrooms. It can run multiple hot water outlets at full flow simultaneously, which a combi can't. The exception is a 4-bed with only one bathroom and strong mains pressure — in that case a 35-38kW high-output combi can work. Read our full comparison.
Can a combi boiler run two showers at the same time?
Not properly. Even a 38kW high-output combi delivers around 14-16 litres per minute of hot water — split between two showers, that's about half the flow you'd consider a strong shower. If two bathrooms are going to be used together with any frequency, fit a system boiler and unvented cylinder instead. The extra £800-£1,200 is well worth it.
What cylinder size do I need for a 4-bed house in MK?
For a typical 4-bed family home with 4-5 occupants and two bathrooms, a 180-210 litre unvented cylinder is standard. Larger households (5+ people) or properties with three bathrooms should look at 250-300 litre cylinders. Megaflo and Telford Tempest are the two most-fitted brands in MK and both come with a 25-year cylinder warranty.
What's the best boiler for a 4-bed house with two bathrooms?
The Worcester Greenstar 8000 Life System 24kW paired with a Megaflo 180L unvented cylinder is my most-recommended setup for 4-bed MK homes. Total cost £4,200-£4,800 installed, 12-year warranty on the boiler, 25-year warranty on the cylinder. The Vaillant ecoTEC Plus 937 is the closest competitor and often a few hundred pounds cheaper.
