Best Boiler for a 4-Bedroom House in Milton Keynes

Four-bedroom houses are where boiler choice starts to matter. Get it wrong and someone gets a cold shower every time the second bathroom is in use, or the boiler is badly matched to the house and works harder than it should for years. Get it right and two showers, the kitchen tap and the dishwasher can all run together without anyone noticing.

In Milton Keynes, 4-bed homes cluster in the newer estates such as Tattenhoe, Whitehouse, Broughton and Wavendon Gate, in the larger 1970s and 1980s grid-square houses, and around the village edges near Woburn Sands and Olney. Most have two or three bathrooms, and that is what changes the maths.

Combi or system boiler for a 4-bed?

System boiler, in most cases.

A combi heats water straight from the cold mains as you use it. That works well in a home with one bathroom. In a 4-bed with an ensuite and a family bathroom, two outlets will regularly run at the same time, and a combi cannot feed both properly. When the second shower starts, the first one drops.

A system boiler with an unvented cylinder does not have that problem. The cylinder holds a store of hot water at mains pressure, so two strong showers can run together for as long as the store lasts, and the boiler reheats it quickly. The trade-offs are the space the cylinder takes up (normally an airing cupboard) and a bigger job on install day.

The exception is a 4-bed with one bathroom and a downstairs cloakroom. There, a high-output combi can still do the job, provided the mains pressure and flow rate are genuinely good. That is something to measure, not guess. Our combi vs system comparison goes into more detail.

Can a combi really run two showers?

It is the question we get asked most on 4-bed quotes. The honest answer is no, not properly. Check the manufacturer's own literature and even the biggest domestic combis list a hot water flow rate in the mid-teens of litres per minute at a normal temperature rise. Split that between two showers and each gets roughly half of what most people would call a decent shower. If two bathrooms will be used together with any regularity, a cylinder is the right answer, not a bigger combi.

What cylinder size do you need?

Unvented cylinder sizing goes by how many people live in the house and how many bathrooms they use, not by the number of bedrooms on the estate agent's listing:

• 2 to 3 people, 1 bathroom: around 120 to 150 litres
• 3 to 4 people, 2 bathrooms: around 170 to 210 litres
• 4 to 5 people, 2 to 3 bathrooms: around 210 to 250 litres
• 5 or more people, 3 or more bathrooms: 250 litres and up

For a typical 4-bed family home in Tattenhoe or Whitehouse, something in the 180 to 210 litre range is the usual fit. If you have a large bath that gets used, or teenagers, size up rather than down. An undersized cylinder is the most common regret we hear about.

Good system boilers for a 4-bed house

All four of the brands we fit make a system boiler that suits a 4-bed. The differences are warranty length, modulation range (how low the boiler can turn itself down in mild weather, which stops it switching on and off all day) and how easy it is to get parts.

• Worcester Bosch Greenstar system range: the one we fit most often in larger MK homes. Up to a 12-year manufacturer warranty when installed by a Worcester Bosch Accredited Installer with a system filter fitted. Parts are easy to get and most engineers know them inside out.
• Vaillant ecoTEC Plus system range: Vaillant's mainstream system boiler, quiet, with a wide modulation range. Up to a 10-year warranty when installed by a Vaillant Advance installer.
• Baxi system range: the sensible mid-range option. Fitted by an approved installer it carries a long warranty and does the job without fuss. Paired with a good unvented cylinder it is not noticeably different from the premium brands in day-to-day use.
• Ideal Vogue Max system: Ideal's premium range, a clear step up from the Logic in build quality and noise. British-made and well supported.

Boiler output for a 4-bed

Bedrooms are a poor guide to boiler output. What matters is the heat loss of the house (age, insulation, glazing, radiator count) and, for a system boiler, how fast you want the cylinder to reheat. Many 4-beds in MK are comfortably served by a 24 to 30 kW system boiler once the cylinder is doing the hot water work. Older stone houses in Olney or Woburn Sands with solid walls and larger rooms may need more; a well-insulated new build in Broughton often needs less than people expect. A proper heat loss calculation on the survey settles it, and it is the reason we will not quote a boiler size over the phone.

Mains pressure in Milton Keynes

An unvented cylinder relies on mains pressure to push the hot water out, so pressure and flow at your stopcock have to be measured before anyone quotes. Anglian Water only has to guarantee a fairly modest minimum at the boundary; most MK homes get more than that, with the newer estates usually testing well, but older properties in Wolverton and Bletchley can come in lower. Low pressure does not rule out an unvented cylinder. It may mean a mains booster pump or a different cylinder type, and that has to be in the quote from the start rather than discovered on the day.

If an installer has not asked about your mains pressure by the time you have a quote in your hand, that is a red flag.

What changes the price of a 4-bed boiler installation

We do not publish prices for this job because two 4-beds a street apart can need very different work. What the quote is made of:

• The setup: a straight combi swap is a one-day job; a system boiler with a new unvented cylinder is more; converting an old open-vented system (tanks in the loft) to unvented adds the removal of the tanks, new pipework and often a new cylinder location.
• The cylinder: size, brand and whether it can go where the old one was.
• The boiler: brand, output and warranty length.
• Flue and condensate route: a simple horizontal flue is cheap; a vertical flue through a roof, or a long condensate run, is not.
• System condition: a powerflush is usually needed on an older system in MK's hard water, and a magnetic filter is standard on every install we do.
• Controls: we include a Hive thermostat with a new boiler install.

Whoever you use, the quote should include the new boiler, the cylinder, the G3 unvented certification, a system clean or flush, a magnetic filter, the Gas Safe notification, Building Regulations sign-off and a completed Benchmark book. What about underfloor heating?

A lot of newer 4-beds in Whitehouse and Wavendon Gate have wet underfloor heating downstairs. System boilers suit it well because they are happy running at the lower flow temperatures a floor needs. The honest bit

You do not need the most expensive boiler on this list. In a 4-bed, the cylinder size and the mains pressure make a bigger difference to how the house feels than the badge on the boiler. A mid-range system boiler with a properly sized cylinder will beat a premium boiler with a cylinder that is too small, every time.
