We are based at Grange Farm on the west side of Milton Keynes, which is about five miles and roughly fifteen minutes from Bletchley in normal traffic, straight down the grid roads to Standing Way and Watling Street. We work across MK1, MK2 and MK3, so that takes in Central Bletchley, West Bletchley, Far Bletchley, Fenny Stratford, Water Eaton and the Lakes Estate, and Newton Leys at the southern tip. Houses on the Counties, Castles and Rivers estates, Whaddon Way and the Lakes Estate were built in the 1950s to 1970s and most have had two or three heating systems since. Before we quote we look at the pipework, radiators and old flue route, because hard water leaves scale and sludge in older systems and a new boiler should not go onto a dirty one. We agree a fixed price before work starts, fit Worcester Bosch, Vaillant, Baxi or Ideal as approved installers, include a Hive thermostat with a new boiler, and guarantee our workmanship for 12 months.
Yes, and for most landlords in MK2 and MK3 that is the sensible way to do it. A landlord gas safety record, the CP12, checks every gas appliance and the flue and pipework in the property. A boiler service is a separate job that cleans and tests the boiler itself. Doing both on one visit means one set of access arrangements with your tenant and one bill. It is common, but it is not right. Newton Leys has been built out since 2006 by several developers and a lot of systems were filled and switched on without being balanced, so the radiators nearest the boiler take all the flow. We balance the system radiator by radiator, check the pump setting and the boiler flow temperature, and if there is underfloor heating downstairs we check the manifold too. It is usually a couple of hours of work rather than a parts problem. If the house is still under its builder warranty, tell us and we will explain what to put to the developer first.
Often, yes, on the older estates. Milton Keynes has hard water from Anglian Water, and in a system that has been running for twenty or thirty years across the Lakes Estate, Whaddon Way or the terraces near the station, the combination of scale and black iron sludge settles in radiators and pipework. The signs are cold patches at the bottom of radiators, a boiler that bangs or cycles, and dirty water when you bleed a radiator. We will tell you if a powerflush will actually help or whether a chemical clean or a new radiator is the better answer.
